Reverse Exchange Only
ExStra was founded by QI industry veterans having several decades of accumulated experience. Together, we have successfully executed tens of thousands of deferred exchanges and thousands of reverse exchange of all forms. ExStra is unique in the QI industry in that we perform only reverse exchanges. We’ve taken this unusual approach for a number of reasons. Among them are:
- It seems to us that for far too long Exchangors have gotten too little and paid too much when it comes to reverses. There is a place in the industry for a firm that is tangibly committed to excellence and fair pricing in reverse exchanges.
- We believe that the advantages of reverse exchanges are many and that, when objectively considered, they outweigh those of delayed exchanges in many cases. We are prepared to explain this, in great detail, at any time. We approach reverses with enthusiasm, dedication and commitment. Where else will you find this approach to reverses? We don’t know either but our future depends on it.
- Asset security. To our knowledge, there has not been an instance of defalcation or mischief involving the assets involved in a properly executed reverse exchange. Truth is, the assets we hold are not all that tempting. Not so with cash. We also provide multiple levels of additional protection by way of bankruptcy remote LLCs for holding assets. Care should be taken, when choosing a QI for a reverse exchange, to make sure that stress on the QI’s business from the many recent issues effecting delayed exchanges does not cause a business failure that would entangle the assets involved in a reverse exchange. We have multiple levels of protection against this type of issue built into every reverse we do. Realistically, there is no risk of losing an asset in a reverse exchange performed by ExStra.
Reverse exchanges are our only business. We do not consider them “loss leaders” or a “necessary evil”. We have invested and continue to invest heavily in reverse processes that are state-of-the-art relative to any other known processes. Our processes are reviewed by independent industry experts and adjusted continually in response to their input as well as changes in the IRS rules and regulations, PLRs and court actions.
Reverse exchanges are all we do and we do them right.
